The Operating Styles That Make Up a House
The everyday operating styles, including sliders, awnings and picture units.
A double-hung has two operating sashes on balances. A single-hung has one, with a fixed upper. A casement swings out on a hinge and cranks shut against a compression seal. Sliders run horizontally on a track, awnings hinge at the top, and picture units do not open at all.
Which style an opening should get is mostly decided by what is already there, how the room is used and what the elevation faces. Casements seal tightest, because the crank pulls the sash into the weatherstrip; hung windows are easier to live with over a kitchen sink or a stair landing.
What Sends People Looking
A sash that will not stay up
Broken or worn balances. On a twenty-five-year-old builder unit, usually both sides and usually every window on that elevation.
Painted or swollen shut
Common in the older stock around the original town core, where wood sashes have taken decades of paint.
A casement that will not pull tight
Worn crank operator or a compressed weatherstrip, so the sash never reaches the seal.
Cold air along the meeting rail
The interlock between upper and lower sash on a hung window is the first thing to give up.
Torn or missing screens
Small on its own; usually a symptom of hardware age across the whole house.
Fog in a few units
Failed seals. Sometimes that is a glass job rather than a window job, and we will say which.

Builder-Grade Balances Are Reaching End of Life All Over Fishers
The subdivisions built through the 1990s and 2000s used a consistent set of vinyl double-hung units with block-and-tackle or coil balances, and those balances have a service life measured in cycles and years, not decades. Hung and Casement Questions
Casements seal tighter and are the better performer on an exposed elevation. Hung windows are easier to reach over an obstruction and cost less. Most Fishers houses end up with a mix, which is fine.
